To meet the
ever-changing needs of the Self Storage Industry, Derrick
Sinclair and Scott Harden have launched
HSS Management after
years of extensive Real Estate, Business and Self Storage
experience.
As founders of
Homeland Communities LLC, they bring a range of substantial
client and transactional skills, including a detailed knowledge
of various real estate product types, experience in many major
domestic and international markets, creative structuring skills
and portfolio management techniques. Mr. Sinclair and Mr.
Harden have developed an extensive network of relationships over
the course of their careers, which is expected to continue to
generate a broad array of attractive potential investment
opportunities.
Mr. Sinclair
has been a commercial real estate appraiser since 1986 and holds
both the MAI and CCIM designations. He has actively developed
real estate over the past 10 years. Projects include an office
building, production residential subdivisions and custom home
subdivisions. In 1996, Mr. Sinclair completed a master planned
project that includes residential and commercial property, as
well as a self storage property that has maintained 95%
occupancy with rents averaging $1.20 per square foot, which is
at the top of the Tucson rental market. Mr. Sinclair managed
the startup through stabilization with a competent management
team
Mr. Harden was
President of National Self Storage, the 11th largest
self storage operator in the United States. During his tenure
with National Self Storage, Mr. Harden was responsible for the
daily operations of 60 self storage facilities throughout the
United States. He also was involved with negotiating and
closing over $40 million in self storage acquisitions, as well
as the development of three self storage projects in Arizona,
Texas, and California. Prior to that, Mr. Harden oversaw all
aspects of the development of over 200 entry level single family
homes in southwest Tucson.
In 2003, Mr.
Sinclair and Mr. Harden founded
Homeland Communities LLC and
entered into contract negotiations with Storage USA to purchase
6 self storage properties located in Tulsa, Oklahoma for a
purchase price of $14,000,000. Mr. Sinclair and Mr. Harden had
debt financing and equity commitments of $4,000,000 and were
ready to proceed. This transaction was not completed with
Storage USA due to a last minute buyer at a higher purchase
price.
In 2004,
Homeland Communities entered into a Joint Venture agreement to
convert a local fitness center into a state of the art self
storage facility. After a year delay as Homeland Communities
worked with the City of Tucson to resolve Floodplain issues,
construction is underway.
Homeland Self Storage opened for
business in November 2006.
Today, Mr.
Sinclair, Mr. Harden and the team of HSS Management offer owners
of Self-Storage facilities their management, real estate and
construction expertise along with years of valuable knowledge,
in catering management and service plans to fit their
ever-changing needs. With a goal of offering Global Management
Solutions with Homeland Service, HSS Management can help
facilities of all sizes and locations.
